Property Management BG Ltd. is a leading company in the field of property management and letting of properties on short or long-term basis. We are one of the first established property management companies in Bulgaria and we work successfully since year 2004.
In the past years we have come a long way of development, encountered many difficulties related mainly to the lack of trained personnel in the property management business, lack of regulation by the Bulgarian legislation and of course we were forced to face the chaotic development of the tourism market in our country. One of the main advantages of our company is the developed by us unique and fully automated ERP-system for management and accountancy of our complexes, called RAS (Reservation & Accountancy System).
This ultra modern system is based on our own server on the Internet and it provides excellent opportunities for organizing of reservations, management and accountancy of each property and each complex.
Certainly one of the most important qualities of the system is that it allows the owners access to the financial statements and the reservations of their own properties. The system is performing multiple fully automated processes such as accounts, dispatch of notifications in case of some events (such as bookings, payment of taxes, etc.), printing of invoices, preparation of financial statements, and many others. This system is the main guide for our property managers, accountancy for the tourists and many others.
Last but certainly not least we have to mention our very well trained and organized divisions, based in our head office. The people who work there are making possible the smooth functioning of the properties managed by us and our franchise partners. The company structure is composed of several leading departments, which are working in great synergy:
• Education and Staff training Department – All new properties, facilities and teams need to undergo rapid theory course and also they have to experience the real work in some of the apartment hotels from our hotel chain. Experienced employees from the department are training the new colleagues, mainly in two directions: “working with the property owners” and “working with tourists”. The ability to combine these directions and form a new one is vital and it makes the property management business successful.
• Marketing and Reservations Department – This department is maintaining the communication with our partner touroperators. The people who work there are organizing the signing of contracts with the touroperators. They are organizing promotions, packages, corporate events, and everything else related to the relationships with partners as well as direct clients. The department is accepting and organizing the reservations for all complexes from our hotel chain.
• Supervision and Control Department – This division consists of several experts in the fields of Management of private properties, Management of restaurants, Technical support. These teams are visiting regularly our complexes and they are supervising and supporting the work of each complex and its staff.
• Advertising and Public Relations Department – The people working in this department are taking care of the proper representation of each complex that is part of our hotel chain as well as the preparation and printing of the advertising materials for each complex. This department is also responsible for making the company catalogues, for participation of the company in fairs and exhibitions, for creating and maintaining websites of the complexes, for maintenance and actualization of the main website, for the overall organization of the advertisement in the local and foreign media, forming of positive image among customers and partners.
• Programming Department – This department consists of highly qualified specialists in the field of programming who are taking care of the maintenance and the constant development of our on-line based Reservation and Accountancy System (RAS). This system is making possible the operation of all complexes and establishment of excellent accountancy.
• Supply Department – The numerous apartment hotels inside our hotel chain are giving us the opportunity to order all the necessary supplies at wholesale prices. All members of our organization are allowed to use this advantage in order to optimize their operational costs.
• Financial Department – This department is taking care of the financial side of our business and provides methodological and practical support to all of our partners.

Financial conditions for inclusion in our franchise program:
• Initial charge of 5000 BGN without VAT. This is a single charge, only for the first year of operation.
• Commission – a small percentage of the gross revenue realized from bookings and from the included in the price additional services. For the first year of collaboration the franchise partner is exempt from payment of this commission.
